    How long does it take to build a custom home?

    Most custom homes take 6–12 months from final design through move-in, depending on size, complexity, and weather. Before construction begins, plan for an additional 1–3 months for the design and permitting phase. We give you a detailed schedule before breaking ground so you know what to expect at every stage.

    Do I need to own a lot before we get started?

    No - you don't need to have land secured before reaching out. We can walk you through what to look for in a lot, flag potential issues like soil conditions, utility access, and setbacks, and review properties you're considering before you sign anything. Having a lot identified does help us move through design faster, but it's not a prerequisite for a first conversation.

    Do you handle the design and architecture, or do I need to hire someone separately?

    We manage the entire process in-house - architectural design, structural engineering, and construction - so you work with one team from first sketch to move-in. This design-build approach means your plans are drawn with real construction costs in mind, change requests stay inside one conversation, and you don't lose time waiting on a separate architect to revise drawings before work can proceed.

    How much does a custom home cost?

    Cost varies significantly based on square footage, finishes, site conditions, and lot location - so we don't believe in rough ballpark figures. We provide detailed, transparent estimates after the initial design phase once plans are defined, so you know exactly what you're investing before any ground is broken.     How involved will I be during the build?

    As involved as you want to be. You'll make meaningful decisions at the design stage - floor plans, finishes, fixtures - and we keep you informed throughout construction with regular updates. The most important thing is to make selections on schedule, since delayed decisions are one of the most common causes of timeline slippage on custom builds. We guide you through each decision point so nothing catches you off guard.

    What permits are required, and who handles them?

    Every custom home requires building, structural, and trade permits (electrical, plumbing, mechanical). We handle all permitting and inspections in-house as part of our process. If you're building inside Oklahoma City, permits go through the city's Development Services portal; projects outside city limits fall under county jurisdiction, which has its own process. Either way, that's our responsibility - you never have to chase paperwork.

    What kind of warranty comes with a custom home?

    New custom homes are covered by a workmanship warranty on our construction, and the systems and materials we install - HVAC equipment, windows, roofing, appliances - carry their own manufacturer warranties.     What happens if costs change during construction?

    We work hard to lock scope and pricing before construction starts, which is why we invest time in detailed design and estimating upfront.
