    Is my attic suitable for conversion?

    Most attics can be converted, but three things determine feasibility: headroom, floor-joist capacity, and roof framing type. Code requires at least half the finished floor area to reach 7 feet of ceiling height, joists must be upgraded to carry the 40 psf live load required for habitable space (versus 20 psf for storage), and rafter-framed roofs are far easier to work with than engineered trusses.     Do I need a permit for an attic conversion?

    Will it affect my roof or home's exterior?

    Not necessarily - many conversions work entirely within the existing roofline with no exterior changes. When the attic lacks sufficient headroom or natural light, we add dormers that extend the roofline to create usable space and windows. We design any exterior modifications to complement your home's existing architecture so the result looks intentional, not tacked on.

    Does a converted attic count as added square footage for an appraisal?

    Yes, if it's done right. For a finished attic to count toward your home's gross living area at appraisal, it must be permitted, conditioned (insulated and heated/cooled), and accessible via a permanent fixed staircase - not a pull-down ladder. A properly executed conversion can meaningfully increase your appraised value and your home's position in the market. Unpermitted or unfinished attic space typically gets little to no credit from appraisers.

    What can an attic conversion be used for?
